- ★ ☆ ☆ ☆ ☆I recently received an appraisal from this company. Their appraisal came in $55,000 lower than my last appraisal. They included notes on the paperwork and I quote "THERE IS A SEVER LACK OF QUANTITY AND QUALITY OF COMPARABLE SALES FOR THIS A TYPICAL PROPERTY" So, how can they really indicate a valid appraisal amount for my property??? I had to check 1 star to post this, but it should be less. Here are some more quotes from the appraisal: 1. "IT IS UNKNOWN IF GARAGE CONVERSION WAS PERMITTED. APPRAISER FOUND NO OTHER SALES OF SIMILAR CONVERTED GARAGES." APPRAISER UNABLE TO SUPPLY ANOTHER SALE WITH ACCESSORY UNIT" - here they admit they don't give any value to my convert garage which actually has a full bath, sleeping area, game room and a kitchenette. 2. "NO MARKET TIME ADJUSTMENTS MADE DUE TO LACK OF SUBSTANTIATIVE, REPEATABLE MARKET DERIVED DATA" -this means they don't take into account some things of value because they cannot compare it to anything. Well, I could go on, but it's not worth me wasting any more time on it. They are not a good company in my opinion.By Bubba May, February 02, 2017
